If you don’t have a large platform online, you wouldn’t be able to get in front of your target audience, and in turn would have difficulty in selling your properties in a timely manner. But don’t worry, there are proven real estate marketing techniques that will help you sell properties faster and in a more efficient manner.

So here are 12 proven real estate marketing techniques that’ll help you attract the right audience and gain success in your online campaigns such as SEO, social media, blogging, and video marketing.

  1. Build a Professional Website

We all know how important it is for online marketing to have a professional website, especially for real estate marketing.

That’s why when creating your website, aesthetics and functionality are crucial. You should take into account the overall loading speed of your website, how easily it is to navigate, the content quality, and the quality of the photos. You should also make sure that you regularly add new content and property listings, but be careful not to bombard your visitors with too many ads or content all at once.

  1. Create Video Walkthroughs

A Video walkthrough is a great way for you to give your visitors a realistic representation of the property without needing to go to the property site itself. A video walkthrough doesn’t have to be recorded by a professional photographer, and can even be shot on a high-quality photo or a drone.

This is a great real estate marketing strategy, since you will give the prospective buyer a better sense and understanding of the property looks like in person.

  1. Content is Always King

A real estate blog is another great way for you to disseminate large volumes of content in order to build a platform and gather an audience over time. Once you have created your blog, you should create original content on a regular basis. Create content such as infographics about mortgage, about the market value of homes in the area, or anything that you feel would be useful. Also use other forms of media such as videos and share it as much as possible in order to reach a wider audience.

  1. Engage in Content Marketing

Content marketing is a way for you to attract visitors to your website and blog by using external sites to market your content. By creating useful and relevant content on popular authority websites that will link back to relevant and unique content on your own website, you will be able to funnel the audience from the other sites.

Websites such as Quora, LinkdeIn, Medium , and Tumblr can be used to help market your content, but in order to utilize these websites you will first need to create an anchor content, which is content that is designed to be where the visitors will be guided to.

  1. Install Google Analytics

Analytics is essential to real estate marketing, that’s why you will need to have analytics installed on your website in order to track all sorts of metrics such as website visitors, content success, and sales pipelines.

It is a way for you to gauge if your efforts are actually producing satisfactory results or not. You will be able to keep up with data like the volume of visitors of your site, how social posts are faring, the average session rate, the bounce/exit rate, and other important metrics.

  1. Create a Lead Generation Tool (“Squeeze Page”)

A lead generation page or a squeeze page is way for you to get the email address of your visitors even if they’re not inclined to provide it to you. Once you have their email address, you will be able to use it on your real estate marketing campaigns.

By creating a tool on your website that helps in the real estate process such as a home appraisal tool, you will force the visitor to fill out a form, and once it is completed, you can just ask their email address in order to send the results to them. Any type of real estate tool you could think of that would provide help to prospective buyers and sellers will be effective way for you to gain the users email address.

  1. Implement PPC Advertising

PPC or Pay-Per-Click is a great way to draw in visitors to your website in order to advertise the properties that you are offering. This may be a great way to draw in traffic to your website but it is really expensive since you will be essentially paying for your visitors. You will need analytics in order to track metrics such as the volume of visitors you draw in to your site, where the visitor came from, and the conversion rate of each visitor that has resulted in a sale or a lead.

  1. Get Social on Instagram & Pinterest

Once you have been able to complete some transactions, It would be smart to ask your happy clients to refer you to their friends that might be looking to buy or sell any properties. You could also give something in return for the referrals in order to entice your customers to act.

  1. Setup a Local Business Page on Google

A local business page on Google can help you gain more clients, and it can also help if you can target the right keywords. If you don’t know how to setup a local business page on Google, just go to google.com/business, and then just fill out the needed business information.

  1. Ask for Reviews Google Places & Yelp

You can connect your profile to your email signature and your site, so once you successfully finish a transaction, ask for the client to post their feedback on reputation management platforms. As you gain more positive reviews it’ll help your reputation and in turn help you sell more properties.

  1. Build a Facebook Page

Facebook is the most powerful social media platform with the most users, so you can use this to your advantage. By setting up a Facebook Business page, you will be able to advertise your business and the properties that you handle.
